What foundation repair contractors do

Foundation repair contractors fix cracked, settling or bowing foundation walls and footings, often with an engineer's design, and pair the repair with drainage so the problem does not return.

  • Cracks that grow, or doors and windows that start to stick.
  • A basement wall that bows or leans.
  • Settlement under a porch, a chimney or an addition.

Who licenses foundation repair contractors on Long Island

Suffolk County

  • Suffolk's home improvement law covers any repair to residential property and home raising, which it defines as any service that separates a house, or part of one, from its foundation. Doing either as a business takes a county license, barring an exemption.
  • Foundation repair is not a separate entry on Suffolk's home improvement list, though basements are.

Nassau County

  • Repairing a home's foundation is repair work on a building, which Nassau's Administrative Code counts as home improvement, and no one may run a home improvement business there without a county license.

Step by step: how to check a foundation repair contractor's license in Suffolk or Nassau.

What it costs

Labor is a large part of any price. Long Island cement masons and concrete finishers earn a median $65,026 a year, from about $53,234 at entry level to $82,344 with experience. Construction laborers earn a median $58,875 a year, from about $39,468 at entry level to $79,154 with experience. (New York State Department of Labor, wages updated to the first quarter of 2026.)

Foundation repair prices turn on the cause and the extent of the damage, the engineer's design, the method, and access around the house. See the foundation repair cost guide.

What to ask before you hire

  • Your county license number, so I can check it before I sign?
  • A certificate of insurance sent to me by your insurer, not a photo?
  • Should a licensed engineer evaluate this before anyone prices a repair?
  • Does the repair need a building permit?
  • What causes the movement, and what will stop it coming back?
  • What does the warranty cover, and does it transfer when I sell?
