Building permits in the Town of Brookhaven

Brookhaven moved its Building Division to an online system, Town of Brookhaven Digital Services, and stopped taking drop offs. How you file now depends on who files: you, or a professional.

What the Building Division handles

The Town says its Building Division handles permits, licenses, inspections and code enforcement for residential and commercial construction throughout the Town of Brookhaven. Besides building permits, its page lists accessory apartment licenses, house rental licenses, certificates of existing use, letters of correction, chain of title requests and requests to void a permit or license.

How to file now

Who filesHow the Town says to file
An expeditor or a licensed professional, such as your architectOnline only, through Town of Brookhaven Digital Services.
You, the property ownerOnline, or in person by asking for a paper application at Town Hall.
You, on paperEvery plan and supporting document must be on 8 and a half by 11 inch paper. Anything larger has to be filed online.
Commercial workOnline only.

Drop offs are no longer accepted. If you filed before 9/28/2026 and cannot find or update that application in the new system, the Town has an online form for help with old applications.

Office hours changed

Until October 30 the Building Division stayed open until 4:15 on weekdays. From November 2 it closes at 3:30, still opening at 9:00, so plan a Town Hall visit around the shorter day.

What to settle before you file

  • Whether you or a professional will file. For an addition or anything with large drawings, the paper option will not fit, because full-size plans must go online.
  • Whether the house is in an incorporated village, which can have its own building department. Revival's request form names the village from the street address.
  • Whether the work is near a wetland or in a flood zone: the state's Department of Environmental Conservation regulates tidal and freshwater wetlands, and FEMA's flood maps show the zone.

What we could not confirm yet

Brookhaven's other building pages were not readable when we checked them, so this guide does not yet list which projects need a permit, the fee schedule, or certificate of occupancy rules. Ask the Building Division, and check back here: we only publish what the Town's own pages say.

Who files, and in what format

For a Brookhaven project, decide early who files and in what format, so the drawings are produced at the size the filing route needs and the Town's new process does not add weeks you did not plan for. Ask each contractor who will file.

Questions homeowners ask

Can I still file a building permit in person in Brookhaven?

Property owners filing their own residential application can ask for a paper application at Town Hall, as long as every plan and document is on 8 and a half by 11 inch paper. Applications from expeditors and licensed professionals must be filed online.

Does Brookhaven still accept drop offs?

No. The Town says drop offs are no longer accepted after the move to Digital Services.
