What shed builders do

Shed builders put up storage sheds, workshops and small outbuildings on a base or footings.

  • More storage for tools and yard equipment.
  • A workshop or studio.
  • An old shed to replace.

Who licenses shed builders on Long Island

  • State rules allow a local code program to exempt certain structures of 144 square feet or less that are used as tool and storage sheds from the building permit requirement, the Department of State says.
  • A shed that is exempt from the building permit requirement is still not exempt from the Uniform Code, according to the Department of State.

Suffolk County

  • Suffolk's home improvement law is not limited to the trades it lists: its definition extends to other improvements to structures or upon land within residential property.

Nassau County

  • Sheds are named in Nassau's definition of home improvement, along with driveways, swimming pools, porches and garages, and running a home improvement business there requires a county license.

Step by step: how to check a shed builder's license in Suffolk or Nassau.

What it costs

Labor is a large part of any price. Long Island carpenters earn a median $78,841 a year, from about $54,732 at entry level to $97,440 with experience. (New York State Department of Labor, wages updated to the first quarter of 2026.)

Shed prices turn on the size, the materials, the base, electrical work, and the permit. See the sheds cost guide.

What to ask before you hire

  • Your county license number, so I can check it before I sign?
  • A certificate of insurance sent to me by your insurer, not a photo?
  • Does this size and height need a permit in my town, and where can it sit?
  • What base or footings will you use?
  • Is delivery, assembly and removal of the old shed included?
  • What does the warranty cover?
